![]() Honesty and Integrity: Grace and Sons AppraisalAppraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have become more difficult than ever in the past. So it goes without question these days that real estate appraisal can definitely be dubbed a profession as opposed to a trade. In our field, as with any profession, we are bound by ethical considerations.
The appraiser's primary responsibility is to their client.
Most of the time, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence.
Certain details relating to an assignment are to be shared exclusively with the appraiser's client. So, as
a homeowner, if you desire to obtain a copy of an appraisal report, you generally have to get it via your lender instead of the appraiser.
Appraisers will sometimes be required to consider the interests of third parties, including homeowners, both buyers and sellers, or others. Typically the third parties are specifically defined in the appraisal report. An appraiser's fiduciary role is restricted to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.
Appraisers also have rules outside of boundaries of with whom we share information For example, appraisers must keep their work files for a minimum of five years - at Grace and Sons Appraisal you can rest assured that we stick to that rule. We meet or exceed the industry standards and guidelines set in place for ethics. We refuse to accept anything less from ourselves. Doing orders based on contingency fees is never an option. In other words, we are not able to agree to do an appraisal report and collect the fee only if the loan closes. Anyone should be able to see that inflating a value to achieve essentially a higher fee is unethical! We just don't do it. Finally, the Uniform Standards of Professional Appraisal Practice explicitly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can rest easy knowing we are working hard to get you an accurate home or property value. As soon as you request an appraisal from Grace and Sons Appraisal, we'll make sure you're getting the professional service you expect along with the business principles we're known for. |
